Booking Terms | Cheverton Farm Holidays

1. Booking & Payment

The lead booker must be over 21 years of age.
We cannot accept bookings where the majority of guests are under 21.
A 10% non-refundable deposit is required at the time of booking.
The balance is due 6 weeks (42 days) before arrival.
If booking within 8 weeks of arrival, full payment is required at the time of booking.
If the balance is not paid within 14 days of reminder, we reserve the right to cancel the booking and retain the deposit.

Please check your confirmation carefully and notify us immediately of any errors.

2. Cancellation Policy (Website Bookings Only)

We strongly recommend taking out suitable holiday insurance.

31 days or more before arrival: 10% deposit retained.
15–30 days before arrival: 50% of total stay charged.
14 days or fewer before arrival: 100% of total stay charged.
Failure to arrive is treated as a cancellation.

If we are forced to cancel due to circumstances beyond our control (e.g. fire, flood, serious damage), we will refund your stay in full. We are not liable for additional costs, so travel insurance is strongly advised.

Airbnb or third-party bookings are subject to their own cancellation policies.

3. Arrival & Departure

Check-in: From 3:00pm
Check-out: By 10:00am

Please do not arrive early unless agreed in advance, as we need time to prepare your cottage properly.

Self check-in is via key lockbox.

The cottage should be left clean and tidy, with:

Washing up completed or dishwasher loaded and switched on
Bins emptied
Rubbish placed in external bins
Any dog mess cleared hygienically

Lost property can be returned for a £10 handling charge plus postage.

4. Occupancy Limits

Brummel Barn

Sleeps 12 plus 2 infants (in cots)

Rowborough Cottage

Sleeps 5 plus 1 infant
One 4ft small double is suitable for one adult or two children

The Beehive

Sleeps 4 plus 1 infant

Guests exceeding permitted numbers will be asked to leave. Insurance restrictions apply.

Day visitors are permitted with prior agreement. A £5 per person per day charge applies if they use the pool.

5. Dogs

Dogs are welcome in:

Brummel Barn – up to 2 well-behaved dogs (£4 per dog per day)

The Beehive – up to 2 small dogs or 1 large dog (£4 per dog per day)

Dogs are not permitted at Rowborough Cottage.

Rules:

Dogs must be kept on a lead in the farmyard.
Livestock may be present at any time.
Dogs must not be left alone in the cottage.
Dogs are not allowed on beds or sofas (please bring your own bedding if needed).
All mess must be cleared promptly and hygienically.

We cannot accept other pets such as cats.

6. Conduct & Use of Property

We are a peaceful Isle of Wight farm stay and do not accept:

Parties or events
Stag or hen groups (unless agreed in advance)
Excessive noise

Amplified outdoor music after 11pm is not permitted.

We reserve the right to ask guests to leave if behaviour is unreasonable, including:

Excessive noise
Illegal drug use
Abusive language
Damage to property
Endangering livestock or other guests
Bringing additional overnight guests without permission

No refund will be given in such cases.

7. Smoking

Smoking is not permitted inside any accommodation or leisure facilities.

Smoking may be permitted in outdoor patio areas. Cigarette ends must be disposed of safely and not left in flower beds or the farmyard.

8. Shared Facilities

Facilities are shared and used at your own risk.

These include:

Indoor heated swimming pool
Games room
Playground
Snooker room (Brummel Barn guests only)
Walking and cycling trails

We reserve the right to close facilities temporarily due to maintenance or unforeseen issues.

If the swimming pool becomes unusable:

Brummel Barn guests receive £20 per day
Rowborough Cottage and Beehive guests receive £10 per day

9. Indoor Heated Pool Rules

No lifeguard on duty – use at your own risk
Private 90-minute session per cottage per day
Bookings made on whiteboard outside pool
Open 7:00am – 10:00pm
No glass, food or alcohol
Bring your own swimming towels
Babies must wear swim nappies
Report accidents immediately
Pool temperature 28–29°C
Additional heating: £10 per degree per day (18 hours’ notice required)

10. Playground & Games Room

Children must be supervised at all times.

The trampoline is not recommended for children under 6.
Use of all facilities is at guests’ own risk.

11. EV Charging

Electric vehicles must only be charged using our designated EV charger.
Charging via a standard 3-pin plug is strictly prohibited.

12. Damage & Breakages

We reserve the right to request a damage deposit for certain bookings.

Guests are responsible for:

Breakages
Excess cleaning
Lost keys
Damage caused by pets

Any damage must be reported immediately.

13. Ferry Tickets

Guests booking directly may benefit from our preferential ferry rates (subject to availability). Details are provided after booking.

14. Working Farm Disclaimer

Cheverton Farm is a real, working 750-acre livestock and arable farm.

During your stay you may encounter:

Uneven ground
Agricultural activity
